Applicant requirements;
1. must be employed
2. should have net monthly income over 3000€ (
• Why? There's a general rule that no more than 40% of your net income should be spent on housing)
3. must provide evidence of income
• Pay slips and bank statements.
• Obviously you can blur out the sensitive details.
4. must provide SCHUFA
5. must provide Mietkostenfreiheitsbescheinigung
6. should have Halfpflichtversicherung
Note: The 'must' requirements arestandard rental requirements in Germany. The 'should' requirement is just so that you can still have a life outside of paying for housing.
How the 1200€ is calculated?
- base rent: 730€
- hausgeld/nebenkosten: 190€
- sold internet: 37,90€
- gas (est): 180€
- electricity (est): 60€
Possible additional costs:
- Lost key
- Damages to the apartment
- Excessive use of electricity
- Excessive use of gas
- Rundfunk
Questions that I'll ask;
- Will you be working from home? Why? This could affect your energy use
- Do you have pets? It's totally fine, just so I know when it comes to cleaning at the end
- How many will be living in the apartment? The apartment is 56m2 with one bedroom so realistically it's only suitable for max 2.
- Do you smoke? Obviously I'll have no way of knowing, but the smell of smoke is really horrific so while it's not a blocker, you would have to smoke outside. It's the ground floor though so shouldn't be a problem.
Questions you may ask;
- Can I get an Anmeldung? Yes
- How can I pay? Bank transfer preferably
- What if I'm late with my payment? There will be a 5 day 'grace' period, then a late fee of 20€. The grace period is from the point you sent the money, not when I receive it.
- Can I sublet? Yes, but you are still liable for the rent.
- Is there parking? There's free street parking all around
- Is there a chance to renew after the contract is over? I won't say no, but it's highly unlikely.
- Is there a guest policy? You can live with your partner, have someone visit long term, all good.
- Is furniture included? Of course
- Is wifi included? Yes
- Is access to the Kellar included? No
- What if there's a repair that's needed? Thankfully in all my time here, I've never needed anything repaired, but if so, I would be your first point of contact. If it's internal, I'll find a repair person. If it's to do with the building as a whole, I'll contact the Hausverwaltung. They can sometimes be kinda slow, but no more than any other Hausverwaltung you'll find in the city.
- When will I get my deposit back after moving out? We'll take the gas and electricity meter readings when you move in and as soon as you move out. After ensuring there wasn't excessive use, you should have it back within a week or two..
